From signature to payment
Sign electronically
You'll get an email with a link to review and sign your agreement in a couple of minutes. Once everyone on title has signed, we all receive a completed copy right away.
Due diligence
We check the property: survey, wetlands, protected wildlife, and access. This typically takes 1 to 2 weeks and the cost is on us. It's a precaution we take on every closing.
Title company
Once everything comes back clean, the file goes to the title company. The title agent contacts you for your wire information, or a mailing address if you prefer a check.
Closing and payment
Once the funds are in escrow, the closing attorney sends the final documents to sign, virtually or in person. At closing you receive the full agreed amount by wire or check.
Timeline: your agreement lists the closing deadline. We aim to close sooner, usually within 2 to 3 weeks once due diligence is complete.

How do we sign the agreement?
The easiest way is electronically: we email the agreement and you sign in a couple of minutes. Prefer paper? We can send a PDF for you to print, sign, and scan back.
How long does closing take?
Your agreement sets the closing deadline. We aim to close sooner, usually within 2 to 3 weeks once due diligence is complete.
How do you come up with your offer?
Our cash offers are based on current listings of similar land in your area. There's no realtor commission, no listing period, and no showings — and you know your price up front.
Are you local?
We're based in British Columbia, Canada, and handle everything remotely. Your closing runs through a local title company, so you don't need to travel or meet anyone in person.
Earnest money and assignment. Your agreement states the earnest money deposit amount. As stated in the agreement, we may assign it to another buyer entity at closing. This does not change your agreed price or your payout.
